I would like a donate button that says pay rent.  In other word I would like the tenants to have the option to pay rent via Paypal, so the amount has to be variable.  How could I do that and have a button that says "Rent Payment"

This can definitely be done 

When you're creating the button, leave the amount blank so that they can enter their own amount when checking out.

In the "Customize Button" section, click on the link that says "Customize text or appearance."  Select "Use your own button image," and you'll be able to ask the button to display a hosted image you've created specificially for your needs.
