Escrow Services for small land deals

Does anyone know how to use Paypal as an escrow service? I am buying a small piece of land and would like to put my payment into escrow until I confirm deed certification with the county. Any thoughts would be much appreciated.

Paypal doesn't do escrow.

Paypal gives no buyer protection for real estate.
