Avoid Charges Back/Disputed

i know sure have many people asking this question again and again , sorry for disturb i just trying looking for some help here wish someone can help me about my situation 

i playing online game and i just trying to selling my online game stuff something like(item,amour,account)and nothing that i can prove to paypal even i already give him that item , i see many youtube people how to avoid the charges back and disputes case seems like not helping me because my case a little bit special , any suggestion for me ?

You have no Paypal seller protection for virtual / digital sales, you can sell them but at your own risk.

even i using create invoice solution with terms and condition and i just remark there's not chargeback and refundable , is that useless also ?
